Since the downturn in the Construction Industry I have been performing limited job scope analysis for various small home improvement contractors providing job site visits and note taking, digital photographs, sketches, developing and feeling out customers for budgetary ranges, preparing estimates along with preliminary drawings in Auto Cad and rough range numbers in estimates. This I liken to a design build process. They are allowed to keep a sheet of paper showing the final costs only in that rough range and nothing else. If they want to take if further then I provide them with further pricing and work with them hourly via in person and by email at a fixed hourly rate, with a minimum set cost. I provide more detailed drawings but not enough to get permits, and a better ballpark price usually within 10-17% of contract final costs.
I also perform carpentry, boat building maintenance, cabinetry, renovations, repairs, and remodeling, for a short list of former clients in the State of Maryland.
Kind Regards, Jimmy Lawson – Master Carpenter
